About Amsterdam Property Renting

Amsterdam Property Renting helps homeowners rent out their property quickly, at a rent that holds up to inspection, to a tenant who is the right fit. Since 2019 we have rented out and managed more than 1,000 homes across the Netherlands.

Our story

The idea for Amsterdam Property Renting was born in 2016, when Erdal Aydın decided to move to the Netherlands.

In 2017 he made the move. He had a steady income from abroad, good references and a clear budget. He still could not find a home.

For months he answered listings, sent documents and went to viewings. Most of the time he never heard back. When he did, the answer was usually no: his income did not come from a Dutch employer, and nobody took the time to look at the rest of his file. In the end he found a home almost by chance.

That experience stayed with him. The problem was not a lack of good tenants or good homes. It was the way the two were brought together: slow, opaque, and based on shortcuts instead of a proper look at each person.

Erdal came from marketing and e-commerce. In Istanbul he had run online sales for a national retailer and co-founded an e-commerce and IT agency with a team of fifteen. He knew how to put the right offer in front of the right people, and how to build a process people can trust.

In February 2019, the idea from 2016 became a company: he founded Amsterdam Property Renting to fix what he had run into himself. For owners, that means every home is marketed to a large, active audience, every applicant is assessed fully and fairly on the same written criteria, and every contract is right from day one. For tenants, it means a real chance, even if their story does not fit a standard form.

Reach that portals alone cannot give you

Every home goes on Funda and Pararius in Dutch and English. On top of that, we run some of Amsterdam’s largest housing groups on Facebook, with more than 100,000 members combined. Erdal also founded Dutch Breaking News, one of the largest English-language news brands in the Netherlands, followed by more than 280,000 people on Instagram. When we market your home, it reaches people who are actively looking to move in.

The result: in peak season, a well-priced home can be rented out within 24 hours.

Rentals that hold up to inspection

Since July 2024, Dutch rental law has changed more than in the previous twenty years. Rents in the mid-rent segment are capped by the points system (WWS), open-ended contracts are the rule, and Amsterdam actively enforces both. For an owner, the biggest risk today is not an empty home. It is a contract or a rent that does not survive a check by the municipality or the Huurcommissie.

That is why every rental we arrange starts with the points calculation and the right contract type, and ends with a complete file: listing, screening, contract and check-in report.

Fair, transparent tenant selection

We screen every applicant on income, references and identity, using the same written criteria for everyone, as the Good Landlordship Act (Wet goed verhuurderschap) requires. Our fees follow one simple rule: the party we work for pays. When an owner asks us to rent out a home, the owner pays our fee. When a tenant asks us to find a home, the tenant pays.
